7 Easy Steps To Buying Your New Home
Step 1 - Home Buyer Worksheet: Meet with us to discuss your needs and desires.
Step 2 – Buyer Agency Agreement: This guarantees, as per the laws of the Province, that your needs are professionally represented throughout the entire process of buying your home.
Step 3 – Arrange a Mortgage: Meet with a Mortgage Representative from a Financing Institution and obtain a Pre-Approval Certificate. Your Mortgage Representative will highlight all the extra costs associated with buying your home.
Step 4 – Viewing Homes: We are available to help you find your dream home, usually with a minimum of 24 hours notice.
Step 5 – Making an Offer: When you find your dream home, it is advised that you consider a competitive offer immediately. We have extensive contract and negotiation experience and will work with you in developing an offer price, based on recent past sales of similar homes in the same neighbourhood. We will ensure you pay fair market value.
Step 6 – Conditional Agreement: Once we have a conditional agreement, (except for conditional on the sale of a property) traditionally the property will be temporarily off the market until conditions are met. Conditions can include all inspections, financing, insurance and other clauses more specific to each property. These final details are handled and inspections are performed to ensure the property is perfect for you.
Step 7 – The Final Step to a Successful Closing: When conditions are met the property becomes sold FIRM. At this time all documents are forwarded to your lawyer. The next steps will be handled through your lawyer. Your lawyer will then prepare documents for closing…and it’s time for you to start packing.

Buyer Agency
• Agent will represent the best interests of the Buyer.
• Agent owes Buyer fiduciary duties.
• Agent owes Seller honesty.
• Must give Seller all material facts to make an educated decision.

Multiple Representation
• Agents represent both Buyer and Seller equally
• Objective is to get a mutually satisfactory agreement among all parties.
• All options will be given to Buyer and Seller.
• Confidentiality to all parties. Agent may do nothing to detriment of either Buyer or Seller.
Seller Agency (sub-agency)
• Agent will represent the best interests of the Seller.
• Agent owes Seller fiduciary duties.
• Agent owes Buyer honesty.
• Must give Buyer all material facts to make an educated decision.
